Choosing Paint and Finishes

What paint is appropriate for what areas of my home?

We frequently work with homeowners who know exactly what shade and sheen they want on each part of a new renovation. After all, the paint color is part of the fun of a renovation, addition or new home! However, if you aren’t working with an interior designer and don’t have a knack for design yourselves, we are happy to provide some general guidelines for your consideration.

When making your paint selection, consider how each finish and paint type complement the function of the space and, ideally, test samples in the actual space to consider factors such as lighting, architectural features, and the desired ambiance.

Flat or matte finishes offer a modern, sophisticated look while effectively hiding imperfections on walls. These are ideal for ceilings, bedrooms, and low-traffic areas where durability is less of a concern. However, they can be harder to clean and may require more frequent touch-ups. For a slightly more durable option, eggshell paint provides a soft luster but will be less effective in masking minor wall flaws. This finish is commonly used in living rooms, hallways, and bedrooms, striking a balance between elegance and easy maintenance.

In areas where durability and washability are more important, satin paint is a practical choice. It has a subtle sheen that makes it more resistant to moisture and stains, making it well-suited for kitchens, bathrooms, and high-traffic spaces like family rooms. For even more resilience, semi-gloss paint is an excellent option for trim, doors, and cabinetry. It stands up to frequent cleaning, resists moisture well, and adds a slight shine that enhances architectural details. Gloss paint takes durability a step further with its high-shine finish, making it a great choice for doors, furniture, and accent pieces, though it does tend to highlight surface imperfections. One note of caution is that higher levels of sheen will show more imperfections in the surface of the wall.

Beyond the sheen, choosing the right type of paint can make a significant difference in performance and longevity. Water-based latex or acrylic paint is the most popular option for interior walls due to its quick drying time, easy cleanup, and low odor. Oil-based paints, while extremely durable, are less commonly used in homes today due to their longer drying time and stronger fumes. For exterior applications, acrylic latex paint is a reliable choice, offering resistance to weather and cracking.

A growing number of homeowners are prioritizing health and environmental concerns when selecting paint. Low-VOC (volatile organic compound) and zero-VOC paints have become widely available, offering a safer alternative to traditional paints that release harmful fumes into the air. These eco-friendly options improve indoor air quality, reducing exposure to chemicals. They are particularly beneficial in nurseries, bedrooms, and any space where air quality is a priority. Many major paint brands now offer low-VOC formulas that maintain the same durability and coverage as standard paints.
